We will provide a free and accurate market appraisal and pre letting advice, ensuring that you are complying with all the relevant legislation. We will market your property on Rightmove and draw from our registered applicants. We will match your property with a suitable tenant and then arrange for a credit check, employer and current landlords reference. We draw up the tenancy agreement and produce an inventory and schedule of condition. We can also organise EPC certificates, Gas Safety Certificates and cleaning if required. We keep you fully informed at every stage of the process.
We are members of the Tenancy Deposit Scheme and will register the deposit, keeping you in line vv't:h your legal obligations. The tenants are provided with an inventory at the start of their tenancy and we will carry out a check out when they leave. We will then handle any claims there might be for repairs or cleaning and return the deposit within the prescribed time.
We welcome all applicants to register with us on line or by telephone and we will liaise with you to find a property to suit. Once you have chosen a property, all adults proposing to live in the property are required to visit our office to commence the application process. Details of the proposed letting will be confirmed at this point. You will be supplied with an application form and a draft copy of the tenancy agreement. We will apply for the references and then draw up an agreement and prepare an inventory of schedule of condition. The agreement and inventory are designed to protect both you and the landlord during the tenancy.
Fees payable to secure a property
The first rent payment and tenancy deposit, usually equal to six weeks (although a larger deposit may be required) are payable before you move in.Details of additional fees payable during the tenancy are supplied during the administration process.
